The Anchorage office provides public access terminals for searching recorded documents from 1970 to the present. The system has a grantor/grantee alphabetical index and a location index by legal description. Documents recorded before 1970 are in Historic Books and require a separate process to retrieve. Researchers who cannot travel to Anchorage can access the statewide index online. The DNR website provides the same search tools remotely, though viewing full document images from older records may require a visit or a formal copy request.
The Haines Recording District includes the community of Haines and the village of Klukwan. All property transactions in these communities, whether a simple deed transfer or a complex mortgage, must be submitted to the Anchorage DNR office. Under AS 40.17.150, a deed that is not recorded in the appropriate recording district is void against a subsequent purchaser in good faith who records their deed first. Recording is not optional if you want your ownership protected.

How to Search Haines Borough Deed Records
Searching deed records for Haines Borough starts at the statewide DNR recording system. You can access it online or in person at the Anchorage DNR office. The index covers documents from 1970 forward and lets you search by grantor name, grantee name, or legal description. This includes deeds, liens, mortgages, easements, and other recorded instruments tied to Haines Borough property.
If you know the property address but not the legal description, the Alaska Mapper GIS tool can help. It is a free interactive map of Alaska land records that shows parcel boundaries, state land ownership, and geographic data. You can search by address or zoom into the Haines area to identify parcels before pulling the deed records. The mapper is not the official record but it is a practical starting point for many searches.
For questions about how the recording system works, the DNR FAQ page covers what gets recorded, how documents are indexed, who can access records, and what it costs to get copies. It answers most common questions for first-time searchers.
Note: Recording staff are not authorized to perform in-depth title research on your behalf. Bring grantor and grantee names and the legal description of the property when you search.
What Haines Borough Deed Records Include
The Haines Recording District holds all types of real property documents for the borough. Deeds are the most common. Warranty deeds, quitclaim deeds, and deeds of trust are all recorded here. Mortgages, deed of trust instruments, and reconveyances go into the same record. Liens of every kind are also kept here, including mechanic's liens, federal tax liens, state tax liens, and child support enforcement liens. Plat maps and subdivision documents are part of the record too.
Beyond property transfer documents, the record holds easements, covenants, UCC fixture financing statements, and court judgments and decrees that affect real property. Once a document is recorded, it becomes part of the official public record. Anyone can view or request copies. The purpose of the recording system, as stated under Alaska law, is to declare the enactment and existence of these instruments and to give constructive notice to subsequent buyers and lenders. That legal notice protects buyers who rely on the recorded record in a property transaction.
The DNR also accepts some documents that are not typically filed with a recorder, including wills, birth certificates, military discharge papers, death certificates, and marriage licenses. These are accepted if they meet minimum recording standards, but the DNR is not the normal place for those filings.
Fees for Haines Borough Deed Records
The statewide fee schedule applies to all recordings in the Haines Recording District. Recording the first page of a document costs $20.00. Each additional page costs $5.00. If your document does not meet the margin and font requirements under AS 40.17.030, you can pay a $50.00 non-standard document fee and still have it accepted. See the full fee schedule for all charges including plat recording and UCC filings.
Copies of recorded documents cost $1.25 for the first page and $0.25 per additional page of the same instrument. Certification adds $5.00. A conformed copy made at the time of recording costs $2.00. Alaska does not charge a real estate transfer tax, so no documentary stamp is required when recording a deed. Pay by check to the Department of Natural Resources.
Preparing Haines Borough Deeds for Recording
Deeds for Haines Borough property must meet the standards set out in AS 40.17.030. The document must be on white opaque paper no larger than 8.5 by 14 inches. The top of the first page needs a two-inch margin. All other margins must be at least one inch. Text must be 10-point font or larger and must be dark and readable. The document must have a title that says what it is.
Every deed must include the names of all grantors and grantees with their mailing addresses, a legal description of the property, the name of the Haines Recording District, and a return mailing address. Original grantor signatures are required. For homestead property, both spouses must sign. A notary must acknowledge all signatures. See the DNR document preparation page for the complete checklist before you submit anything.
Electronic recording through Simplifile, CSC, or ePN is available for eligible submitters. Most title companies in Alaska can handle e-recording on your behalf. Individual submissions may not qualify. Check the DNR e-recording page for current eligibility and contact details for each provider.
Important: Alaska does not assess a real estate transfer tax on deed recordings. The only costs to record are the per-page fees and any applicable non-standard document fees.
